Homes for Texas Heroes - Designed for teachers, firefighters, law enforcement, EMS workers, veterans, and corrections officers. If you work in any of these fields, you may qualify for a down payment grant of 3-5% of the loan amount that does not need to be repaid.
Both programs can be used with conventional, FHA, VA, or USDA loans and are available through approved lenders across Texas.

Texas Department of Housing and Community Affairs (TDHCA)
TDHCA's My First Texas Home program is another strong option, offering 30-year fixed-rate loans with down payment and closing cost assistance of up to 5% of the loan value. Income and purchase price limits apply, but for homes in the $170,000-$300,000 range in Montgomery County, most buyers will fall well within the thresholds.
TDHCA also administers the Texas Mortgage Credit Certificate (MCC), which allows qualifying buyers to claim a federal tax credit of up to $2,000 per year for the life of their mortgage, a significant long-term benefit that's often overlooked.
VA Loans for Veterans and Active Military
If you've served in the U.S. military, a VA loan is one of the most powerful financing tools available. VA loans require no down payment, have no private mortgage insurance (PMI) requirement, and typically offer competitive interest rates.
