Ownership may give you more control over the home than a lease allows. Review any community restrictions, permit requirements, and practical limitations before planning renovations or outdoor projects.

An ownership stake that can change
Paying down mortgage principal can increase equity, while changes in property value can increase or decrease it. Interest, taxes, insurance, and upkeep are also part of owning and do not directly reduce the mortgage balance.
Consider the purchase over the time you expect to stay, including the costs of buying and potentially selling. A future increase in value should not be necessary to make the current budget work.
Property-tax questions to review

A budget for life after closing
Include routine maintenance, utilities, insurance, taxes, and applicable association charges. Keep savings for unexpected work and review the home’s warranty coverage rather than assuming all repairs will be covered.
